The government has now made it law that landlords must have electrical safety certificates for all of their rental properties. As of July 2020, any new tenancies must all have an electrical safety certificate for the property before the tenancy commences and for all current tenancies. This means that all currently rented properties must have an electrical safety certificate completed by April 2021.
This is not PAT testing (the testing of all your appliances), it is to make sure that the electrics in the property and the supply to the electrics are safe. Once you receive this certificate, it will then be valid for five years’ time.
If you are already using an agent, it is wise to discuss this issue with them and to find out what their current policy is & how they’re going to deal with this moving forward.
