Landlords

You will receive 1 year free management if you choose a 5 year contract*

Letting fee- £400

*If you decide to go ahead with a 5 year contract and you sold your property within this 5 year period, Life would place the property on the market for you. Sales fees agreed at the time.

All fees listed are exclusive of vat, this will be charged at 20%

Tenants
  • Rent – Based on the agreed price of the property
  • Holding deposit - One weeks rent per tenancy based on the agreed price of the rent
  • Utilities (Gas, electricity, water etc) – Based on your own billed usage during your tenancy, all bills should be handled directly between the utility provider and the tenant
  • Communication services (telephone, internet) - Based on your own billed usage during your tenancy, all bills should be handled directly between the utility provider and the tenant
  • Payments for council tax - Based on your own billed usage during your tenancy, all bills should be handled directly between the local authority and the tenant
  • Payments for a television licence - Based on your own billed usage during your tenancy, all bills should be handled directly between the provider and the tenant
  • A capped refundable tenancy deposit (maximum of 5 weeks if rent is under £50k and 6 weeks if over £50k – Based on agreed rental price of the property
  • Payment for a variation in tenancy - £50 Including VAT
  • Payment for an assignment of contract (change of sharer) - £50 including VAT - A higher charge may imposed if there is a valid reason why the agent will incur a higher charge than £50 to make the necessary changes
  • Payment for surrender of a tenancy - £75 including VAT
  • Green deal charge
  • Lost keys - The cost of the replacement keys and devices, the cost of any locksmith and replacement keys – This would be charged by the contractor and cost based on the type of lock, keys and the time that the call out occurred. Devices such as fobs would only be charged at the cost price of the fob replacement
  • Rent Arrears - rent arrears can only be charged at 3% above bank of England base rate from the day that the rent falls due to the day that the rent is paid. Charges will only be levied after 14 days of non-payment but will be backdated
